Moving In

1.  Turn in all missing documents to the STUHO office.  If you are missing your guarantor form, guarantor application, any part of your security deposit, or first month’s rent we will not be able to provide you with keys to move in. 

2.  Register for a move in time.  You will receive an email describing how to register for a move in time in the beginning of July.  Reserving your move in time will make your move in experience smooth and enjoyable.  You will be able to book a time with our office to pick up keys and receive other important move in material. 

3. Turn on your gas and electricity. If water isn’t included in your lease, you will have to activate that, as well.

(note: not all buildings need to do this)*Be prepared to provide your address and be sure to tell the representative that you are calling for bulk services.  If you live in 1128 W. 36th Place, 1229 W. 37th Place, 1230-1232 ¾ W. 37th Drive, 3110 Walton, or 1219 - 1221 ½ W. 36th St your internet is not through TimeWarner and you do not have to set anything up, however you will set up your cable through Directv after receiving the box from the office.*

 4.   Coordinate billing with your roommates ahead of time.  It usually works best if the billing responsibility is split amongst tenants. If you are living with people   that you do not know, and need their contact info, please call or email us soon as possible.

 5.  Change your address with the post office.  You can stop by the post office and fill out a change of address form or you can do it online at www.usps.comIf you can’t remember your address, you can find it in your lease, call or email us.

 6.  Pay your first month’s rent (for most tenants it will be August) through our PropertyWare tenant portal.  If you do not wish to do this you may also mail a cashiers check or money order to our office at least 15 days before your move in date (for most tenants it will be July 27th).   Your SECOND month’s rent (for most tenants it will be SEPTEMBER) will be prorated based on your move-in date per your lease.

7.      Complete the Inventory Inspection Checklist and return it to the STUHO Office within 48 hours of receiving your keys (all tenants will receive this form when  they are checking in, this form is not provided earlier). 

Picking up keys:

8.  You may pick up your keys from our office during business hours (10am – 5pm, M- F).  Our   office is located at 2905 S. Vermont Ave. #201 Los Angeles, CA 90007(Above the AutoZone).   In order for you to pick up your keys you must bring the following:

a.       Legal Picture ID (Passport, State ID)

b.      Your rent check must be received by July 28th 2009 (please see the enclosed billing chart) for the full rental amount regardless of move-in date.  Make your August rent check out in the form of a cashiers check or money order.  See page 6 to know who to make it out to.  Your rent must be for the full rental amount regardless of move-in date.  Your SEPTEMBER rent will be prorated based on your move-in date per your lease.

The move-out deadline is your Lease Expiration Date.  You cannot stay beyond that date. 

We will conduct a final move-out inspection once your unit is completely vacant. The results of this inspection determine whether we need to make any deductions from your security deposit. We will compare the original move-in inspection report to this inspection.

Fill out and drop off the RETURN ADDRESS FORM so that we will have an up-to-date address to send your security deposit to.

The 5 Steps to Moving Out

1. Clean your apartment.
The interior and exterior of appliances such as the stove and refrigerator should be cleaned thoroughly. All fixtures such as the sinks, bathtub/shower, toilet, blinds, and lights should be cleaned thoroughly. There are many maid services in the area which can provide excellent cleaning services.

2. Return all keys to the Stuho Office.
All keys (building, apartment, mailbox) and your parking remote(s), are to be returned to the STUHO.com Office on your move-out date. It is the responsibility of the resident leaving on a weekend to make arrangement with the STUHO.com Office before 3:30 p.m. Friday prior to your move-out date for the return of the keys.  If any of the keys are not returned on time, a fee of $100.00 will be assessed to the tenant to change the lock. 

If we do not receive your keys within two business days following your move-out date, the apartment entry door locks will be changed. Charges will be assessed for the lock change, prorated rent, holdover rent, and any additional cost that STUHO.com incurs to have the apartment ready for the next resident to move in on their contract date. If there are any items remaining in the apartment after your move-out date, they will be removed at your expense according to STUHO.com policy.

Each key packet should include the following:

Keys from all tenants (apartment, gate, laundry, mailbox)
Garage door openers from all tenants

3. Call the utility companies to discontinue service as of the last day you will be in the apartment and have the bills taken out of your name. Leave them a forwarding address to send the closing bill.

4. Return the Internet Equipment

You are responsible for returning the internet equipment. Time Warner will bill you for any equipment not returned. If you have questions, call them at (888) 892-2253. There is a STUHO.com administrative charge of $100.00 for any cable or internet equipment left in the apartment after you vacate.

If you live at 1128 W. 36th Pl, 1126 W. 36th Pl, 1229 W. 37th Pl, 1230-1232 ¾ W. 37th Dr., 3110 – 3112 Walton Ave., or 1219-1221 ½ W. 36th St. your internet is not through Time Warner and you do not have equipment.  However, you do need to return the DirecTv cable box to the STUHO office.  If the cable box is not returned by the move out date then there will be a charge of $300

5. Have your mail forwarded to your new address at least 2 weeks before you leave. Unfortunately, we will not be able to forward it for you.
